How to do SEO for a real estate agency in Dubai

How Dubai brokerages get found on Google and named by ChatGPT: area pages, listings, schema and reviews. With numbers from a broker site we grew.

Real estate SEO in Dubai works when a brokerage stops fighting Property Finder and Bayut for broad searches and wins the narrow ones, such as a single community, project, building or buyer question. That takes area pages, listings Google can read, a Google Business Profile that matches the site, steady reviews, and a Trakheesi permit number on every ad.

We do SEO and AI search for property sites in Dubai. One of them, a broker platform on a brand-new domain, reached 13 queries in the search top 10 in three months. Below is what we'd do first on a brokerage site, in the order we'd do it.

Can a brokerage outrank Property Finder and Bayut?

Not on broad searches like "apartments for sale in Dubai" or "villas for rent Dubai". The portals carry far more listings, pages and links than any single brokerage, and Google rewards that on head terms. Spending your budget there is spending it on a race you can't win.

Specific searches work the other way round. A buyer typing "service charges in Dubai Hills Estate", "Emaar Beachfront payment plan" or "Russian-speaking agent in Dubai Marina" wants someone who knows that one place, and a portal listing page doesn't answer the question. Those searches have less volume each, but there are thousands of them, and the person behind each one is closer to a decision.

So the strategy for a small or mid-size brokerage is simple. Pick the communities and projects you sell, and build the best page on the internet about each one.

Which pages should a Dubai brokerage build first?

Start with one page per community or project you work in, then add the questions buyers ask about them. Each page should answer what a buyer wants to know before they call anyone, using the words they type into Google.

PageExample searchWhat goes on it
Community pageliving in Dubai Hills EstateWho lives there, price ranges, service charges, schools, commute, your current listings, the agent who covers it
Project pageEmaar Beachfront payment planDeveloper, handover date, payment plan, unit types, what's left, how you sell it
Building pageMarina Gate service chargesFloor plans, service charges, views by stack, recent rents and prices you can stand behind
Buyer guidebuying off-plan in Dubai as a foreignerSteps, fees, documents, timeline, the mistakes you see buyers make
Agent or language pageRussian-speaking real estate agent DubaiThe agent, the languages, the areas, real reviews, a WhatsApp button

A few rules make these pages work. Write them yourself, or with someone who has stood in the building. Put the answer in the first two sentences under each heading, because Google and AI engines pull that part into their answers. Update numbers when they change, and show the date. And link each community page to its project and building pages, so search engines see how your expertise fits together.

Language pages take little effort, and most brokerages miss them. Many Dubai buyers search in their own language, such as Russian, Arabic, Chinese or Hindi. A page in that language, with an agent who speaks it, usually has far less competition than the English version.

Why can't Google read your listings?

Many brokerage sites pull their listings from a CRM feed with JavaScript, or embed them from a third-party widget. A visitor sees the listings. A crawler often sees an empty page, or a page that only fills in later.

Google does run JavaScript, but it puts pages in a queue first. Its JavaScript SEO guide says a page "may stay on this queue for a few seconds, but it can take longer than that", and adds that "not all bots can run JavaScript". Many of the crawlers that feed AI answers read the raw HTML and move on. If your listings and their descriptions aren't in that HTML, they don't exist for them.

Feeds cause a second problem. The listing text is usually the same text you posted on the portals. When the same description sits on Property Finder, Bayut and your site, Google picks one version to show, and it's rarely yours. Rewrite the description for your own site, even if only the first paragraph.

You can test both problems in ten seconds with the free site check on our homepage. It loads your page the way GPTBot sees it, without JavaScript, and tells you what's missing. If you are rebuilding the site anyway, what a real estate website in Dubai needs covers listing feeds and permits in detail.

What schema does a real estate brokerage need?

Use RealEstateAgent for the brokerage, with your name, address, phone, opening hours and the areas you serve. On schema.org it's a type of LocalBusiness, so it carries everything a local business needs. Add BreadcrumbList on every page and FAQPage on pages that have a visible questions section.

Two rules matter more than the markup itself. The schema has to say exactly what the page says, with the same name, the same phone number and the same address as your Google Business Profile. And it has to stay true. A listing that sold three months ago but still shows as available in your schema does more harm than no schema at all. Our guide to structured data for AI search shows which types are worth the effort and which aren't.

How do you rank a brokerage in Google Maps?

Through your Google Business Profile. Google says local results "are mainly based on relevance, distance, and popularity" (Google Business Profile Help). Relevance comes from your categories, services and description. Distance you can't change. Popularity comes from reviews, mentions around the web and how well known the brokerage is.

For a Dubai brokerage that means a few concrete things:

  • Pick "Real estate agency" as the primary category, and add the services you offer: sales, leasing, property management, off-plan
  • Use the office address only if it's staffed during business hours and has permanent signage. Google's guidelines don't allow profiles for virtual offices or P.O. boxes
  • Keep the name exactly as it appears on your trade license and your website. Adding "Best Dubai Properties" to the name breaks Google's rules and can get the profile suspended
  • Ask for reviews after every closed deal and every handed-over key, and reply to all of them. A review that mentions the community and the agent by name helps more than five stars on their own

Google also treats real estate agents as individual practitioners, so a senior agent can have their own profile alongside the brokerage's. That works well for agents who already have a following.

What does ChatGPT read before it names an agency?

ChatGPT searches the web before it answers questions like "best agency for off-plan in Dubai Hills". It runs its own crawler, OAI-SearchBot, and OpenAI states that "sites that are opted out of OAI-SearchBot will not be shown in ChatGPT search answers" (OpenAI crawler docs). Check that neither your robots.txt nor your CDN's bot protection blocks it. A surprising number of sites block AI crawlers by accident, through a security setting nobody remembers switching on.

Microsoft's Copilot works on top of Bing. Microsoft describes it as "grounded in data from the public web from the Bing search service" (Microsoft Learn). So register your site in Bing Webmaster Tools. Since February 2026 it has an AI Performance report that shows how often your pages are cited as sources in AI answers.

AI engines also read far more than your site. They read portal profiles, Google reviews, news articles and guides that mention you. A brokerage with a clear site, a portal profile that says the same thing, and a few articles in local media is much easier to name than one that only exists on its own homepage. Our post on how AI search engines decide which brands to cite explains the mechanics, and how to check if ChatGPT recommends your business shows how to test where you stand today.

Does every listing on your own site need a Trakheesi permit?

Treat it that way. The Dubai Land Department's 2024 brokerage practice guide says brokerages "must obtain a permit for any real estate advertisement or marketing material through the Trakheesi system", and that "the permit number must be displayed on the ad". DLD has fined companies over missing permit numbers, and it puts the responsibility on the advertiser.

The QR code that links to the Madmoun verification service is required on print and audiovisual ads, according to DLD's announcement. Showing the permit number and the QR on your website listings costs nothing and keeps you safe. It also gives buyers one more reason to trust the page. This isn't legal advice, so check the current rules with DLD or your compliance officer.

What did we measure on a Dubai property site?

We ran this approach on a Dubai broker platform that launched on a new domain with no history and no link budget. In the first three months, AI engines cited it 1,182 times. It reached about 9,000 search impressions (7.8K in Google Search Console and 1.2K in Bing Webmaster Tools) and 13 queries in the search top 10, with zero purchased links. The first AI citation came 12 days after launch.

AI citations arrived before Google rankings did. Google holds a new domain back for months, but AI engines started quoting the site's guides early, because each one was written to be quoted. Every guide opened with a direct answer, followed by specific numbers, places and sources. The full write-up is in the case study.

It's one site in one market, so treat it as an example, not a promise. It does show that a brokerage doesn't need an old domain or a link budget to start showing up.

How long does real estate SEO take in Dubai?

Expect the technical fixes to show in Search Console within a few weeks, and rankings for community and project searches to build over three to six months. Broad searches take longer, and most brokerages never need them.

Progress comes faster with pages that answer specific questions well, a clean site Google can read without JavaScript, a Google Business Profile that matches it, and a steady flow of reviews. It slows down when you copy portal descriptions, build fifty thin area pages in a week, or change the site's structure every quarter.

A fair budget for a brokerage is a one-off setup, then a monthly retainer for new pages and tracking. Ours start from 3,000 AED for setup and from 3,000 AED a month for monthly SEO and GEO. The pricing page lists every step, and how much GEO costs in Dubai breaks the numbers down. How much SEO costs in Dubai explains what moves the price up or down.

The takeaway

A Dubai brokerage wins search by being the best answer on the communities, projects and buildings it sells, and on the questions buyers ask about them. Make those pages readable without JavaScript, match them to a clean Google Business Profile, keep reviews coming, show your Trakheesi permit, and let AI crawlers in.

Questions people ask

Can a small brokerage outrank Property Finder and Bayut?

Not on broad searches like apartments for sale in Dubai. On specific ones it can: a community, a project, a building or a buyer's question such as service charges in a given tower. Those searches are smaller, but there are thousands of them and the buyer behind each is closer to a decision

What pages should a real estate agency website have for SEO?

One page per community, project or building you actually sell, with prices, service charges, who buys there and your current listings. Add buyer guides, such as buying off-plan as a foreigner, and agent pages for each language your team speaks

Why doesn't Google show my property listings?

Often because the listings load with JavaScript from a CRM feed or a widget, and the crawler sees an empty page. Google renders JavaScript in a queue and says not all bots can run it. The other common cause is copying the same description you posted on the portals

Does ChatGPT recommend real estate agencies in Dubai?

Yes. It searches the web before answering and names agencies it can find and check: their own site, portal profiles, reviews and articles. OpenAI says sites that block its OAI-SearchBot crawler won't be shown in ChatGPT search answers, so check your robots.txt and CDN settings

Do I need a Trakheesi permit for listings on my own website?

Treat every listing as an ad. DLD's brokerage guide says brokerages must obtain a Trakheesi permit for any real estate advertisement and display the permit number on the ad. Check current rules with DLD or your compliance officer

How much does SEO cost a Dubai real estate agency?

At PHII Labs, SEO and AI search setup starts from 3,000 AED and monthly SEO and GEO from 3,000 AED a month. The free AI test shows which agencies ChatGPT names for your areas today, and the 799 AED extended audit adds Search Console keywords, three competitors and a fix plan
