SEO, AEO and GEO traction on a brand-new domain
A Dubai broker platform launched on a fresh domain with no history, no DR and no purchased links. Three months later it had ~9,000 SERP impressions, 354 AI citations in Microsoft Copilot, 478 impressions inside Google's generative AI features, and four keywords on page one
Context
Dubai real estate search is one of the most contested niches in the region. Established portals hold page one for commercial terms, and new domains usually wait months before Google trusts them at all. The project had none of the usual levers: no domain history, no link budget, no paid placements
What we did
- Structured the site around entities, not keywords. Neighborhoods, buildings and guides were modeled as consistent entities with clean internal links, so engines could map "what this site is about" without guessing
- Answer-first content. Every guide opens with the direct answer, uses question-shaped headings, and carries FAQ markup — the same article contract this site runs on
- Machine-readable facts. JSON-LD for articles, FAQs and the organization; consistent naming for the same entity across every page
- GEO discipline. Passages written to be liftable — self-contained sentences with numbers, locations and sourced claims, so generative engines can quote them without rewriting
Results — first 3 months, new domain, zero purchased links
- ~9,000 SERP impressions — 7.8K in Google Search Console plus 1.2K in Bing Webmaster Tools
- 354 AI citations — Microsoft Copilot and partner surfaces citing the site as a source (Bing Webmaster Tools AI performance)
- 478 impressions inside Google's generative AI features — the site surfacing as a cited source in AI answers
- 4 keywords on page one for relevant Dubai real-estate queries
- ~700 citations across AI assistants — Copilot, ChatGPT, Perplexity and Gemini combined




What the numbers actually mean
The headline is not raw traffic — it is where the domain appeared. On a fresh domain, Google still limits impressions until trust builds; what moved first was the AI surfaces: Copilot cited the site 354 times and Google's AI features picked it up 478 times while classic SERP positions were still warming up. Citations arrived before rankings — the GEO layer outran the SEO layer
The product underneath
The same platform powers a broker workspace: agents curate private property collections and share them with clients through one link instead of a WhatsApp photo dump. The client page carries a single action — discuss with the broker — which keeps the commercial loop intact while the content layer builds authority around it
